Grethen is amazing. She is very familiar with the local market and knows how to sell real estate. Very trustworthy. Additionally, we had a very difficult closing and she stayed on top of all of the moving parts, kept us informed and kept all the parties focused despite squabbling all around her. I can’t recommend Gretchen and her team (Tom and Chris) any higher. I quite literally could NOT be happier that our lives brought Gretchen into it as our agent! Gretchen made us feel at ease from the moment we met her when we started our first ever home buying experience. She educated us every single step of the way from start to finish- from truly knowing nothing about buying a house , to how to make the best decisions – to now closing on our first home! On top of the way she educates you, she listens to what you say. Her sole focus is YOU at all times. This process is obviously something that as exciting as it is, can become stressful and emotional- has ups and downs. Whenever that time would come that we saw Gretchen again, we immediately felt at ease again. She helped us to feel safe. Gretchen Papineau is not only the most thorough, professional and effective real estate agent I’ve ever had the pleasure of working with, she is at the top of the list of business people I’ve ever encountered. She and her team are first rate. We were able to sell our house at a very good price in spite of putting it on the market late in the season and our own very busy schedules. Gretchen and her team take care of the big things, including targeting the right buyer profiles, marketing our home to highlight its advantages and staging it perfectly. They also take care of the little things we would never think of, including all compliance tasks, repairs and other miscellaneous things that she, Tom and Chris all expertly handled. Gretchen and her expert team sold our house in Andover in 2016. There was apparently a dip in the market at the time, which slowed things down a bit, but she still got the place under contract pretty quickly (about six weeks). Anyhow, few if any understand the Andover-area markets as keenly as she does, and I don’t know who would go to the lengths that she does to help you with all aspects of the home-selling process. She has the market knowledge, the deft negotiating style, and a great sense of logistics. She helped coordinate everything from the pre-sale painting and landscaping to all the legal stuff at the end of the process. Gretchen even showed up on the day of closing to see if we needed a hand with hauling stuff out of the house. Having dealt with realtors in Boston after moving from Andover, I’d say that she and her team compare very well.

I have been extremely fortunate to have Gretchen Papineau as my realtor. We received numerous offers on our house within days of listing and thought we were on our way to an easy sale. Although our potential buyers seemed ready and able to proceed, problems arose right from the start. Gretchen followed up on every glitch and couldn’t have been better in advising us how to proceed. Because of some unforeseen health problems, the buyers ultimately backed out of the purchase. The sale fell through 2 weeks before the planned closing date near New Year’s day, past the height of the selling season. Gretchen approached other bidders on our house right away and was immediately able to obtain the same offer as we had previously received. The sale of our house closed last week. I have no doubt that the happy ending we had in selling our house would have never happened without Gretchen. Her experience, incredible negotiating skills, her ability to be calm under pressure and her well thought out advice were invaluable. I can’t recommend her more highly. She is the consummate professional. Very simply, she is the best!

I usually don’t write reviews, but in the case of Gretchen, her advice to us was top notch. From the listing, pricing, staging, photos, and help in securing a contractor for Title 5 work, I was extremely pleased with her help. I live 100 plus miles away and travel up routes 93 & 95 is a nightmare as you locals know. Many little items would pop up that would require me to make a trip up but Gretchen said she would handle and she did and kept me informed of it. I felt I could trust her judgement and it was a pleasure working with her during a stressful time as I’m no youngster. If you sign on with Gretchen, you’ll be in good hands.

Gretchen is the ultimate professional. This was the fourth transaction I had done with her. Gretchen was respectful of my timeline and my desires, yet very responsive when I was ready to move ahead. She provided valuable advice about what to address and what not to before marketing the house. Gretchen did an amazing job orchestrating the marketing of my house. She had it beautifully staged with my own belongs; the house was on the market for 5 days, I had 12 offers and I accepted one that was significantly over the asking price. Gretchen was fantastic. This was a complex deal as it involved the sale of an older home and adjacent land that was only partially permitted for 4-6 lots. Gretchen spent a great deal of time with us, met with the Town and the engineer on the project to get up to speed. She then put together a packet on the property and met one-on-one with a number of developers she knew. Over the next month or so she generated interest from several developers and we consequently sold the property. I’™d also note that prior to hiring Gretchen, we had the property listed at the same price with another top broker from another top Andover firm, and that broker could not get the deal done. I’™d highly recommend Gretchen.

Gretchen, in my opinion, is exactly what I look for when using an agent to purchase a new home. There are several positive attributes about Gretchen, but to sum it up, she is professional, courteous and gives it to you straight. We purchased our home during the COVID-19 crisis (while relocating from out-of-state) and saw our property unfortunately sight unseen. I mention this because I want to share how great of a communicator Gretchen is. She answered every phone call I made (or responded with a text when she would call back if unable to pick up) and even did extra research on zoning laws (without me asking) because she knew what we had in mind for fixing up the property. Lastly, she was very assertive with our requests to the seller, yet strategic in the way we would position our stance. If I could pick 10 stars for her rating, I would. I couldn’t speak higher about Gretchen and all she has done for us. It would be a mistake not to use Gretchen as your agent, you surely would be missing out.

Working with Gretchen has been an extraordinarily positive experience. I reached out to 117 real estate agents and put them through a rigorous 5-stage screening process, and she was by far the best. We had unsuccessfully tried to sell our house for 6 months with another agent (plus 3 months and $40K in renovations). Gretchen was able to get us an offer well above asking price within days of it hitting the market. She guided us through the whole process and we had a smooth closing a month later.
